NDR Group-backed Stoicap Ventures plans Rs.750-Cr fund for educational infrastructure

Mumbai-based Stoicap Ventures plans to raise an INR 750-Cr Category-1 Alternative Investment Fund (AIF) to acquire rent-generating K-12 schools and student housing assets. The NDR Group , based in Chennai, is the co-sponsor and anchor investor for the fund, known as the Stoicap-NDR Edu-Infra Rental Yield Fund. The fundraise comprises a base corpus of INR 500-Cr and an INR 250-Cr greenshoe option.Founded in 2024 by Ritesh Vohra and Kunal Sabharwal, Stoicap Ventures focuses on differentiated real assets in sectors such as education, healthcare, and senior living. It plans to deploy the capital to acquire mature, operational assets to generate rental revenue and capital appreciation. It has already signed a term sheet with a global institutional investor to acquire a seed portfolio consisting of seven K-12 schools and approximately 2,000 student housing beds for about INR 500-Cr in equity value plus leverage.The investment strategy involves a sale-and-leaseback structure, where the fund acquires infrastructure and land from trusts or founders and leases them back to operating societies for long-term tenures of 25 to 30 years. The fund intends to provide quarterly distributions to investors.
