Nisus Finance to raise Rs 4,000-Cr for realty assets investment platform

Alternative asset management firm Nisus Finance plans to raise INR 4,000 crore real estate fund focused on yield-generating and value-accretive opportunities. Nisus intends to attract capital from domestic institutional investors, family offices, and ultra-high-net-worth individuals, alongside a significant portion from investors based in the UAE.This Category II Alternative Investment Fund is designed to provide structured credit and equity enhancement for real estate transactions, such as plotted developments, land aggregation, redevelopment projects, and special situations. The company expects to raise the capital over the next 18-24 months, with a first close targeted for September or October 2026.The fundraising structure includes a domestic offering of INR 2,500 crore, comprising an INR 1,800 crore base with an INR 700 crore green shoe option, and a USD 140 million offering via a GIFT City structure, which includes a USD 70 million base and a USD 70 million green shoe option.Nisus plans to deploy the capital across 30-35 transactions, targeting key markets such as the Mumbai Metropolitan Region, Bengaluru, Mysuru, Hyderabad, Chennai, Ahmedabad, Vadodara, and Gurugram.
