Realty credit fund Nisus Finance exits Bengaluru's high cliff project with 23% IRR
Real estate credit fund Nisus Finance has exited the Project High Cliff, a residential development in Bellandur, Bengaluru. The investment was made through rated, listed non-convertible debentures (NCDs) under its Real Estate Special Opportunities Fund-1 (RESO-1). The exit generated an Internal Rate of Return (IRR) of 23% over two years.Project High Cliff spans 1.4 acres with a saleable area of about 2.4 lakh sq. ft comprising 196 units, targeting affordable and mid-income buyers. The project is being developed by the Hiren Wahen Group.For H1 FY26, Nisus Finance reported core operations revenue of INR 74.89 crore, exceeding its full FY25 revenue of INR 67.30 crore. As of H1 FY26, the company manages assets worth INR 1,906 crore.
