Walton Street BlackSoil makes Rs.202-Cr worth exits at 22% IRR from Bollineni Group projects
Walton Street BlackSoil Real Estate Debt Fund has exited multiple investments worth INR 202 crore from projects of Krishnaiah Projects, the real estate development arm of Hyderabad-based Bollineni Group. These investments were spread across residential projects in Bangalore, Hyderabad, and Chennai, catering primarily to the mid-income segment of these cities. The investments are spread across projects in Bangalore, Hyderabad and Chennai totalling around 3 million sq ft and over 2,000 homes. These investments were made between 2018 and 2021 and with the exits, the fund has clocked 20-22% internal rate of returns (IRR), exceeding the fund's underwriting expectations both on the sales and construction front.
